Rental Prices for High-end Property Rentals: A Guessing Game

When you’re operating at that level, it’s difficult to have average rents as a bellwether because any fluctuation can disproportionately affect the averages. Most of the housing stock for luxury properties already command a high premium. Not to mention, most high-net-worth individuals have a very different mindset from the rest of us. For some, a S$6,000 monthly rent is considered expensive. But rents at this 4-bedroom apartment at District 1 go up to SGD$45,000 a month. After all, these are the kinds of people that can take a $11 million loss on their homes.

And you can have a similar 3-bedroom apartment but differ as much as SGD$6,000 between them. This 3-bedroom at Skyline @ Orchard Boulevard  lists its rent as S$16,000, boasting its proximity to Orchard Road. But the 3-bedder at 8 Napier is going for SGD$22,000, even if it’s further from the city centre, and is only 300 sq ft larger than the former unit.

Location isn’t Everything

Of course, these Singapore condo rentals have some of the most coveted postcodes in Singapore. If you stay at these apartment rentals, you can hop to Raffles Place or Marina Bay without the help of public transportation.

Globe-trotting expat families will enjoy easy access to some of the best public and international schools in Singapore: such as Raffles Girls School, Hwa Chong Institution, and Tanglin Trust School. Luxury properties in the city centre get to enjoy convenient commutes to a few of Singapore’s most recognisable arts universities in Singapore too, like the School of the Arts (SOTA). Lasalle College of the Arts, and Nanyang Academy of Fine Arts.

But having a newfangled MRT may not boost rental prices of these high-end condominiums by that much. If we’re going all the way, the Good-Class Bungalows command the highest rental prices in Singapore. Yet, most of the time, there is no MRT station in sight.

To lure in the very well-endowed, property developers in Singapore often hire star architects, or ‘starchitects’, to create luxury real estate.
